The AASEW holds monthly meetings and events for its members and guests. Here is a recap of our prior offerings:

February 17, 2020 (Monday)

The AASEW brought forth a powerful panel to discuss deferring capital gains. The panel included:

Brian Meidam is a local real estate investor with Plan B HomeBuyers, LLC. Brian left his corporate job and jumped into real estate 15 years ago. Brian has since built a rental portfolio, does many fix and flips per year, lends private money to other real estate investors, and regularly acts as an advisor nationwide to real estate investors seeking to launch, streamline, or make the leap to profitability. Brian enjoys creative deal structuring using self-directed IRAs and assisting others to grow and build wealth.

David C. Keating is an attorney with Walsh & Keating, S.C. out of Wauwatosa, WI. David’s practice primarily focuses on commercial and residential real estate transactions, ownership, leasing and finance; purchase and sale of businesses and assets; estate planning and trusts; estate administration and probate.

Eric Trost is Principal-in-Charge of SVA Certified Public Accountants, S.C. Tax Services group. He is also a member of Construction Services, and leads SVA’s Cost Segregation practice. Eric’s experience and technical knowledge in tax compliance, research, and planning have given him the opportunity to work in a variety of tax areas and industries. Eric assists corporations and partnerships with tax savings through his extensive knowledge of transaction structuring, tax credits and accounting methods. He works closely with businesses to plan their cash flow for tax liabilities through quarterly estimate planning.

Lauren Speidel is the Regional Manager for Exeter 1031 Exchange Services, LLC, Exeter Reverse 1031 Exchange Services, LLC and its affiliate companies. Lauren is based in the company’s Midwest Regional office located in Chicago, Illinois. Lauren can assist clients with Forward 1031 Exchanges, Reverse 1031 Exchanges and Improvement 1031 Exchanges. She has worked extensively with financial planners, settlement agents, real estate agents and brokers, closing attorneys, registered representatives and accountants in the administration of their clients’ 1031 Exchange transactions.

Brandon Bruckman is an investment advisor for Insight Investment Advisors, LLC. Brandon runs the Milwaukee office. He is focused on growing the 1031 / DST business as well as adding investment clients. Brandon also leads marketing efforts and investment due diligence. Prior to Insight, Brandon founded West Chapman & Co., a consultancy that assists clients in growing their business by gaining insights through data. Brandon has assisted large and small businesses in industries ranging from Financial Services to Logistics to Pharmaceuticals.

January 20, 2020 (Monday)

In one of the most attended events of the last year, Tristan Pettit updated us on some interesting (and shocking) legal news about the industry, as well as took questions from the membership.

November 18, 2019 (Monday)

Elections were held for the 5 open board member positions. Eric Trost from SVA Accountants gave a presentation on taxes.

September 16, 2019 (Monday)

Members learned about maintenance and property management this meeting with our panel of experts: Micah Monk of Re-Plumb Plumbing Services, Ralph Hibbard of Orkin Pest Control, Bo Drazovic of Steamatic Restoration and Cleaning, and Dennis Schramer of Nimius. This panel was moderated by Brian Gingras.

August 19, 2019 (Monday)

AASEW member Graig Goldman moderated a discussion on marketing rental properties. Carrie Maas and Kelly Manvilla shared their experiences and resources for taking rental applications. They shared a handout to help fellow landlords. Members also learned about credit reports.

June 17, 2019 (Monday)

Our members divided into five groups and discussed best practices for their businesses. The topics included preventative maintenance, dealing with rent collection and late rent, evictions, processes and procedures for running your business, software options, managing without being local, and marketing property.

Our community spotlight featured Kali Daugherty, a Community Intervention Specialist from Milwaukee County Special Needs Housing Division, who spoke about the programs their organization has to offer. (See handout.)

Atty Heiner Giese spoke about the “Evicted” exhibit coming to Milwaukee, based on Matthew Desmond’s book by the same name. The exhibit will be featured at the UWM School of Architecture and Urban Planning’s Mobile Design Box on June 21 and will continue to September 30. It will be open on Fridays from 5-8 p.m., and Saturdays from 10 a.m. to 4 p.m.

May 20, 2019 (Monday)

Our members learned all about ways to grow your business. Our panelists included Graig Goldman (RE/MAX Lakeside Milwaukee), Mike Cottrell (The Equitable Bank), and Steve and Ann Belter (Belter & Associates LLC). Our community spotlight this month was Habitat for Humanity. See their presentation here.

April 15, 2019 (Monday)

Our members learned all about contracts with contractors from Brian Gingrass and Eric Meier. (See a copy of their presentation.)

March 18, 2019 (Monday)

Pablo Valazquez of Genesis Group RMS, a Security Consulting and Training Company, spoke about drug awareness for landlords, property owners, and managers.
Dan Grossman from Midland spoke about Maximizing the Benefits of Real Estate IRAs.
Lieutenant Micahel Ball, Milwaukee Fire Department Community Relations Director, shared information about keeping your properties safe from fire hazards. (It’s more than just smoke detectors!)

February 18, 2019 (Monday)

Attorney Nancy Wilson shared information with us about current and recent tax law. She shared the benefits and drawbacks of the recent tax changes as well as the benefits of LLCs and how to best plan for your estate and/or exit plan.

Brian Michel, representing Mental Health America of Wisconsin spoke about what MHA has to offer and about opportunities that exist for landlords to help others in their communities.

January 21, 2019 (Monday)

Guest speaker: Andi Elliott spoke about resources available through Community Advocates.

She provided handouts for our members:

Steve Johnson from Insight Investment Advisors presented information on 1031 Exchanges. He also presented information on a class for financial analysis for commercial properties.

Ron Hegwood gave an overview of the latest regarding the pending county meeting regarding requiring landlords to accept applicants with Section 8 (Rent Assistance).

Heiner Geise gave an update on AASEW’s attendance at the Reclaiming Vacant Buildings conference held May 15-17, 2018. He also discussed AASEW’s attendance at Home and Hope – A Community Call to Action featuring “Evicted” author, Professor Matthew Desmond, held on May 16, 2018.

CPA Eric Trost joined AASEW to talk taxes, discuss the new tax law, and its impact for real estate owners, including new depreciation rules, the 20% qualified business income deduction, and the new tax rates. He also covered the WI adoption (or not) of specific provisions within the law.

Attorney Heiner Geise gave an overview of the legislation proposed to mandate landlords into accepting Section 8 vouchers.

AASEW board members Dawn Anastasi and Melissa Gaglione spoke about marketing your rentals using Facebook.

Matthew O’Neill and Michael G. Koutnik, attorneys from Fox, O’Neill and Shannon, SC spoke about cyber fraud — how to protect ourselves, what we should be concerned about and what to do if fraud happens to you.

AASEW members and guests enjoyed a great holiday party at The Thirsty Duck in Wauwatosa! Besides fun games of duck pin bowling, party-goers enjoyed appetizers, chicken and beef sliders, pizza, and drinks.

November 20, 2017 (Monday)

We elected the board of directors, and one of our cornerstone partners, Milwaukee Marble & Granite, held a drawing. Our guest speakers Amy Koltz and Joanne Lipo Zovic from Mediate Milwaukee discussed how mediation works, when to mediate and what services are available (landlord/tenant mediation FREE in Milwaukee County).

September 18, 2017 (Monday)

Featured Jeff Shavlik, Vice President of Finance System of Green Bay, who shared with us his top 10 property management revenue busters — what mistakes landlords might make that cost them money. “In the property management industry, we see accounts that had months, even years, go by before something was done about the late rent, because there was no collection process in place. This clip describes why there needs to be a collection process in place, and why it needs to happen every month.

August 21, 2017 (Monday)

Featured a panel comprising a Real Estate Broker, an Appraiser, and a Banker. Discussed the pros and cons of Real Estate today, how best to navigate the current market, where the market is going, and how you can take advantage of the ebbs and flows.

June 19, 2017 (Monday)

Our presenter was Shari Engstrom who shared an overview of how mold is impacting the rentals world as well as some basic guidelines on causes and remedies. The presentation provided a brief background on the scientific research that is driving consumer interest in mold and what it means to building owners and managers. We discussed what your tenants are seeing, how to address it with them, and what you can do to mitigate it yourself versus when to hire a qualified contractor.

May 15, 2017 (Monday)

Milwaukee Water Works’ Rosalind Rouse and Jean Schultz of the Milwaukee Health Department spoke about the issues related to the lead pipe replacement plan approved by the City of Milwaukee. They addressed how this plan affects us as property owners and managers. They shared information regarding the plans for replacement, our obligations and options as property owners/managers, and what resources are available. Both speakers are very knowledgeable on this topic and helped us understand this issue. They also graciously agreed to answer questions after the presentation.
